Overtime of dirt and grime will accumulate within the window frame and will adhere to the window shoes that are connected to the sheet. The shoes are part of the balance system that makes both strips of its double hanger move up and down. Spray the shoes well with a silicone sealant and operate both bands several times to disperse the lubricant throughout the balance system. Only use a silicone-based lubricant, other types will accumulate dirt that will make shoes even worse in overtime.
In a sliding window, remove both sheets from the frame and clean the rollers at the bottom of the sheets and remove dirt from the bottom tracks and drain holes. A clean track and drainage holes provide maximum performance and drainage, the last thing you want is for the water to settle inside the frame and damage the opening structure. When everything is clean, spray a silicone lubricant on the tracks where the belts sit, this will allow easy operation and prevent the rollers from sticking.
When it's time to clean the window glass, make sure you don't have broken seals. A broken seal occurs when the air in the two glass panels separates from the separator and creates a foggy appearance that cannot be cleaned. Every time a broken seal occurs, argon gas escapes from the glass, and in addition to being horrible looking through the glass of your window, it is now acceptable for moisture and air leakage, which reduces energy efficiency. To solve this problem, contact the company that installed the product or call the manufacturer, if they are under warranty, they will replace the glass. If it is not under warranty, call a local glass company and they will cut to size and install the new insulating glass.
